After several years of exceptionally strong growth, the Dubai property market is becoming more balanced. Some investors are now taking a wait-and-see approach.

The Market Fundamentals Remain Strong

Experienced investors, however, look beyond short-term fluctuations and focus above all on the data, the underlying market fundamentals and the outlook for the years ahead. And these remain strong. In the first half of 2026, the value of residential property sales exceeded AED 226 billion, while the market continues to attract both local and international capital. Off-plan properties still account for the clear majority of sales (71%), showing that purchasing a property several years before handover remains an important part of a long-term investment strategy.

Choosing the Right Property Matters More Than Ever

This does not mean that every property in Dubai is a good investment today. Quite the opposite: selection matters more than ever. With growing supply and greater negotiating power for buyers, factors such as location, project quality, developer reputation, actual rental potential and the entry price are becoming increasingly important. The market currently offers more room for negotiation and more attractive terms than during the period of peak demand, creating interesting opportunities for investors who are prepared to analyse them rather than wait for the “perfect moment”.

That is why the key question today should not be “Should I buy?” but rather “What should I buy, from whom and with what strategy?” A long-term investment, a property generating stable rental income or a purchase aimed at capital growth - each of these strategies requires a different approach. It is also important to make the most of the advantages offered by the current stage of the market: developer promotions, discounts, more favourable payment plans and greater room to negotiate the price.

The Market Is Changing - the Investment Potential Is Not

The market is changing, but that does not mean good investment opportunities are disappearing. What is changing above all is how you need to look for them. For a long-term investor, a period of greater caution can be precisely the time to stop following the market and start focusing on the best opportunities available.
